Please read these terms carefully before booking a stay at Farmstay Chakkikavu. By making a booking or visiting the property, you agree to the following terms and conditions.

1. Bookings & Payments

All bookings are subject to availability. A booking is confirmed only upon receipt of the advance payment as communicated at the time of enquiry. The balance payment is due upon check-in unless otherwise agreed.

We reserve the right to cancel an unconfirmed booking if the advance payment is not received within the stipulated time.

2. Cancellation & Refund Policy

Cancellations made 7 or more days before check-in: Full refund of the advance payment.

Cancellations made between 3–7 days before check-in: 50% refund of the advance payment.

Cancellations made less than 3 days before check-in or no-shows: No refund. The advance amount will be forfeited.

We understand that emergencies happen. In exceptional circumstances, we may offer a date change subject to availability.

3. Check-in & Check-out

Check-in: 2:00 PM onwards. Early check-in may be arranged subject to availability — please enquire in advance.

Check-out: By 11:00 AM. Late check-out may be arranged subject to availability and may attract additional charges.

4. Guest Responsibilities & Code of Conduct

We ask all guests to treat the property, its surroundings and our community with respect. The following are expected of all guests:

• Please maintain cleanliness inside the house and in the farm areas.
• Do not damage, misuse or remove any property, equipment or plants from the premises.
• Loud music, noise or disruptive behaviour, especially late at night, is not permitted out of respect for the natural environment and our neighbours.
• Smoking is strictly not permitted inside the house. Designated smoking areas are available outside.
• Open fires are prohibited on the property without express permission.
• Pets are not permitted without prior written consent.
• Guests are responsible for the safety and behaviour of children accompanying them.

5. Maximum Occupancy

The maximum occupancy for the Entire House is approximately 6 adults and 6 children across 3 families. The maximum occupancy for the 1st Floor is 2 adults and 2 children (up to age 12). Exceeding the stated occupancy without prior approval may result in additional charges or cancellation of the stay.

6. Food & Meals

Food is not included in the accommodation tariff and is arranged separately through our partner homemakers. Food preferences, allergies and dietary requirements should be communicated at least 24 hours in advance. We cannot guarantee specific items at short notice.

7. Activities & Safety

Activities such as trekking, cycling and plantation walks are undertaken at the guests' own risk. We strongly recommend appropriate footwear and clothing for outdoor activities. We are not responsible for any injuries, accidents or losses arising from guest activities on or off the property.

8. Liability

Farmstay Chakkikavu is not liable for any loss, damage, theft or injury to guests or their belongings during their stay. Guests are advised to keep their valuables secure. We are not responsible for any disruptions caused by factors outside our control, including but not limited to weather, power outages or natural events.

9. Privacy

Guest information collected during booking is used solely for managing your stay and communicating with you. Please refer to our Privacy Policy for full details.

10. Governing Law

These terms are governed by the laws of the Republic of India. Any disputes shall be subject to the jurisdiction of courts in Kerala.

11. Changes to Terms

We reserve the right to modify these terms at any time. The most current version will always be available on this website.
